Agoura Hills has roughly a dozen organized HOAs across Morrison Highlands, Lake Lindero, Forest Cove, and the smaller cul-de-sac developments. Several have moved toward master bin-valet contracts in the last two years to address persistent CC&R-violation administration.
The Morrison Highlands example is illustrative. ~140 homes, gated, strict CC&Rs around bin location. Pre-contract, the board was generating 70-90 bin-related violations per quarter. Post-contract (full participation), the count dropped to under 15 per quarter — and most of those were homes outside the contract scope (rentals, occasional leases).
Lake Lindero followed about 6 months later with a similar structure. Smaller (~70 homes) but similar relative reduction in violation queue.
The contract structure is consistent: master agreement with the HOA, per-unit pricing tiered by community size, monthly compliance report to the board, dedicated account lead. Agoura Hills HOA bin valet is the entry point.
